• Referral to affiliated company for “one-stop” services based on cash payment to referrer or “return on investment.”
• Consumer loses independent advice from Realtor or Loan officer.
• Realtor and/or Loan officer have vested interest in consumer paying higher fees at settlement.
• Service and price are no longer paramount concern for agent/loan officer.

Advantages of an independent title company:

• Referral based on quality of service and price.
• Agent/Lender advice in picking title company is independent.
• No conflict of interest.
• Consumer has confidence that the agent or lender is looking out for consumer’s best interest.
